This development forms part of the Stillorgan Local Area Plan 2018–2024 and the Dún Laoghaire–Rathdown Development Plan, aiming to transform the public realm and strengthen Stillorgan’s sense of place as a vibrant, sustainable District Centre.

Active street frontage extends along Lower Kilmacud Road, enhancing the streetscape and creating a plaza at Old Dublin Road. Retail units form a level outdoor dining area with south-facing seating. Stepped metal planters and a sculptural folding wall connect the upper and lower street levels, improving movement and visibility. Planted terraces with perennials and pine trees shape pockets of space for seating and gathering, leading to a larger spill-out area at the entrance. A lift ensures accessible access to the upper level.

The building is organised around two courtyards. The larger split-level courtyard offers seating, planting, varied paving, a toddler play area, incidental play features, and an outdoor exercise zone. A linear eastern courtyard provides a quieter, sheltered space bordering a civic development, with woodland-style planting, seating pockets, and subtle play elements overlooking the lawns. Green buffers protect private balconies, and a covered northeast seating area supports small community events.

A communal roof terrace on the 7th floor features bespoke planters, seating, and loungers, offering panoramic views from the Dublin Mountains to Dublin Bay.
